Rough-in happens after framing inspection and before insulation and drywall. All trades must coordinate rough-in to avoid conflicts β€” ductwork, plumbing, and electrical all compete for the same ceiling and wall cavities. Pre-construction BIM coordination prevents field clashes.

Rule of Thumb

Allow 2–3 weeks for MEP rough-in coordination on a typical commercial floor before drywall can start. Rushing rough-in creates punch list items that are exponentially harder to fix after close-in.
