Framing
Top and Bottom Plate
Horizontal framing members at the top and bottom of a stud wall. The top plate is typically doubled to tie corners and intersections together.
🏗️
In the Field
The double top plate laps at corners and wall intersections to create continuity. Laps must be staggered at least 4 feet. The bottom plate (sole plate) is anchored to the foundation. In areas with termites or moisture, treated lumber is required for bottom plates on slabs.
📐
Rule of Thumb
Lap joints in the double top plate must be offset at least 4 feet from any wall intersection or corner, and at least 4 feet from each other.
