Standard AIA contracts include a 1-year warranty. Roofing, waterproofing, and MEP equipment often carry manufacturer warranties of 5–20 years. Flow down warranty terms to subs and get manufacturer warranties assigned to the owner at closeout.

Track warranty start dates carefully. If substantial completion is disputed, your warranty clock may start earlier than you think — document the official date in writing.
